Prime net yields in selected segments recorded moderate year - on- year compression, specifically in prime Milan office, high street retail and out-of-town locations.
ReView Office Rome - Q3 2025
Although Q3 2025 weighted for almost half of the office occupier activity so far, driven by some of largest transactions of the year, occupier activity levels were restricted. As a result prime rents are stable despite vacancy remaining low.
ReView Office Milan - Q3 2025
A return to growth was a feature of Milan’s office occupier market in the first 9 months of 2025, with continuous improvements in take-up in both sqm and number of occupier transactions, accompanied by prime rental growth in both CBD submarkets and the Centre.

Office occupier activity was restricted by a lack of large transactions especially from Rome’s public sector tenants. The focus on quality continues to strengthen interest in higher grade premises and prime locations.
ReView Capital Markets H1 2025
H1 2025 closed with an investment total exceeding last year by a 60%. Office, Hospitality and Retail held the top places as the focus on the latter two asset classes grows.
