with our Property Management service

We assist you with the technical and administrative management of property portfolio across all property types to help you achieve increased profitability and reduce operating costs, as well as in planning investments and achieve enhanced usability from occupiers.

Landlord representation

By way of our Property Management mandate or specific proxies, we act as your property representatives with institutions, co-owners, suppliers, and occupiers. We nurture relationships with the occupiers, striving to meet the tenants’ needs by creating a direct, constant flow of information, understanding their needs and delivering practical, cutting-edge solutions to improve the user experience every day.

 

Document management

As we take service, we take on board all property documents (both digital and paper), we analyse them, and file them according to our coded standard. We rely on “Doc Life”, our in-house document management tool, through which we give our clients direct access to their documents and manage their virtual data rooms upon disposal.

 

Administrative management of leases

We support you in managing lease contracts. optimising cash flows through accurate invoicing of rents and ancillary charges, collecting income and handling arrears, as well as managing the taxes and guarantees connected with the lease contracts.

 

Accounting

We manage the accounting records of real estate funds up to the real estate section (costs and revenues.) We communicate with your accounting through automated information flows, including VAT section and notes

 

Management of property taxes

We manage all property-related taxes by calculating amounts and filling out payment forms for the self-calculated ones. Furthermore, we provide expert tax advice related to the management of your property.

 

Technical management of properties

We also provide technical management services: we carry out surveys, produce technical reports, ensure compliance with regulations, coordinate the providers of common services, plan activities, handle insurance claims, and verify maintenance carried out by tenants.

 

Budget and Reporting

We support your business in developing the annual budgets for each building with a bottom-up approach, and we define your multi-annual investment plans (capx plan) with a view to maintaining or improving the performance of the buildings. Throughout the year, thanks to our ongoing reporting system, you are kept abreast of the key management related issues, as well as of activity plans and of the actual performance in terms of costs and revenues.

 

Administrative management of lease payments

We support your business with the administrative management of tenant-side rent payables, in verifying the correct charging of ancillary charges, participation in tenants’ meetings, payment of taxes and fees connected to the use of spaces, technical assessments upon release of spaces, and search of apartments for expats.

Feasibility study

The process starts with a feasibility study, i.e. an accurate to verify the sustainability of potential property development interventions from many points of view such as urban planning, building-cadastral, design, technical and economic sustainability, business plan, cost-benefit.

Procurement management

We put our vendor management know-how at the service of our clients, in order to ensure that vendors are suitable from a technical and professional perspective. We carry out procurement activities on behalf of the client, managing the vendor list, tendering, economic tabulation, and technical/economic adequacy of bids.

Site management

We ensure that the plan is carried out perfectly, by planning the phases and activities, ensuring that professionals and business work seamlessly, verifying the progress in terms of schedule and costs, and provide site reporting.

Analyse and regularise your buildings thanks to our Due Diligence services

We analyse all the technical and bureaucratic aspects of your properties and look for potential issues, and we offer solutions for them: Due Diligence plays a pivotal role in many phases of the real estate investment.
